The project “Vile Šumice 7” represents the continuation of residential construction based on a well-established and modern concept in our city. This unique building concept is recognized primarily for the development of small residential buildings, ideal for family living, especially for young married couples with children.
The semi-detached residential building includes two four-room apartments spread over two floors, each with an approximate net area of 85 m².
Each apartment has its own parking space as well as a private fenced yard.

During the design phase, special attention was given to construction quality and the selection of materials and equipment.
Exterior walls are made of Nexe thermal blocks, thickness 25 cm.
Thermo-acoustic Nexe blocks, 25 cm thick, are used as partition walls between apartments.
A sandwich wall (Nexe thermal block 20 cm + 2 cm styrofoam + Nexe thermal block 20 cm) is used between apartments at the connection line of residential buildings.
Internal partition walls within each apartment are made of Nexe blocks, 12 cm thick.
The facade is a Demit system with 10 cm thick styrofoam insulation combined with facade plaster (JUB System with multi-year warranty), providing a high level of energy efficiency and significant energy savings for heating and cooling.
Exterior joinery is made of PVC, using five-chamber Rehau/Deceuninck profiles, ensuring excellent thermal and sound insulation.
All windows and balcony doors are equipped with built-in aluminum shutters, and windows with mosquito screens.
Entrance doors are made of thermal aluminum, with a modern panel design and three-point locking system.
Interior doors are made of painted MDF in white color.
Heating is provided by gas, using a condensing boiler (Ariston or similar), with a central underfloor heating system for each apartment. Gas boilers also provide domestic hot water.
Multilayer oak parquet (Tarkett) gives your new home a special warmth.
Imported ceramic tiles of high quality and modern design, from renowned manufacturers, will be selected during construction according to personal preference.
Grohe built-in toilet systems are installed on the ground floor and first floor, along with Hetz built-in faucets and bathroom vanity fittings.
Electrical installations feature Aling Conel Experience modular switches and sockets, with Schneider Electric components.
Each apartment includes two bathrooms equipped with a walk-in shower, underfloor heating, and a custom-made glass partition with black fittings.
The intermediate ceiling and the slab above the upper floor are constructed using the Fert slab system.
The roof is single-pitched, concealed by parapet walls on three sides.
The wooden roof structure is thermally insulated with 10 cm of mineral wool above the roof slab.
Each apartment is independent regarding utilities, with separate meters for water, electricity, and gas connections.
The Detailed Regulation Plan for the Šumice neighborhood in Novi Sad covers an area with a favorable position in the city’s traffic network, anchored by main city roads – the urban thoroughfare (existing extension of Europe Boulevard) and Sentandrejski Road.
It is located 7 km from the city center, offering the advantage of good traffic connections to multiple parts of the city.
In the immediate vicinity, there are: Dušan Radović Elementary School – Velebitska Street (1.3 km), preschools – Orahova Street (1.2 km), Health Center, Sports Center “Slana Bara” with an indoor swimming pool and gym, Orthodox Church, pharmacies, market, post office, shops, supermarkets, and the BIG Shopping Center.
