The “Vile Barska” project represents the continuation of residential development based on an adopted and modern concept within our city. This unique construction concept is primarily recognized for the development of small residential buildings, which are ideal for family living, especially for young married couples with children.
Within the semi-detached residential building, the project includes three-bedroom and four-bedroom apartments spread across two levels, with net designed areas of 73 m² and 85 m².

During the design process, special attention was given to construction quality and the selection of materials and equipment.
• Nexe thermal blocks, thickness 25 cm, for exterior facade walls.
• Nexe thermo-acoustic blocks, thickness 25 cm, used as partition walls between apartments.
• Sandwich wall construction between adjoining residential units consisting of:
Nexe thermal block 20 cm + 2 cm insulation (styrofoam) + Nexe thermal block 20 cm.
• Nexe partition blocks, thickness 12 cm, used for internal walls within each apartment.
The facade system consists of 10 cm thick thermal insulation (ETICS facade system) combined with decorative facade plaster (Maksima System with long-term warranty), providing a high level of energy efficiency and significantly reducing heating and cooling costs.
External joinery is PVC with five chamber Rehau/Aluplast profiles, ensuring excellent thermal and sound insulation.
All windows and balcony doors include built-in aluminum shutters, while windows are fitted with mosquito screens.
The entrance doors are Evial Thermo Aluminum doors with three-point locking systems and modern design panels.
Interior doors are made of painted MDF in white color.
Heating is gas powered using an Ariston condensing boiler (or equivalent) with an individual underfloor heating system for each apartment.
Gas boilers provide both heating and domestic hot water.
Air conditioning units are included in the price, with two inverter units per apartment.
Multi-layer oak parquet flooring (Tarkett) adds warmth and elegance to your new home.
Imported ceramic tiles are of high quality and modern design from renowned manufacturers (with buyer selection available during construction).
Grohe concealed cistern systems are installed on both ground and upper floors, along with Hetz built-in faucets and bathroom vanity fixtures.
Electrical accessories include the Aling Conel Experience modular switch and socket program, while electrical equipment is supplied by Schneider Electric.
Each apartment is designed with two bathrooms, featuring walk-in showers with underfloor heating and custom-made glass partitions.
The intermediate floor slab, as well as the slab above the upper floor, are constructed using the Fert slab system.
A concealed flat roof system is implemented with thermal insulation and waterproofing using a Sika membrane with a long-term warranty.
Each apartment operates independently regarding utility infrastructure, including separate water meters, electricity meters, and individual gas connections.
The Detailed Regulation Plan for the Šumice neighborhood in Novi Sad covers an area with a favorable position in the city’s traffic network, anchored by main city roads – the urban thoroughfare (existing extension of Europe Boulevard) and Sentandrejski Road.
It is located 5,5 km from the city center, offering the advantage of good traffic connections to multiple parts of the city.
