Project in preparation Vile Sumice 6

The project “Vile Šumice 6” involves the continuation of residential construction based on a modern concept in our city. This unique construction concept is primarily recognized for the development of small residential buildings, ideal for family living, especially for young married couples with children.

In two semi-detached residential buildings, the project plans include two four-room apartments on two levels, with an approximate net area of 85 m² each.

Each apartment includes a parking space and its own enclosed yard.

Materials and .equipment

During the design process, special attention was paid to the quality of construction and the selection of materials and equipment.

Thermal block Nexe d=25 cm for facade walls.

Thermo-acoustic Nexe block d=25 cm as partitions between apartments.

Sandwich wall (Nexe Thermal block d=20 + 2 cm Styrofoam + Nexe Thermal block d=20 cm) between apartments along the connection line of residential units.

Partition block Nexe d=12 cm for interior walls within each individual apartment.

Thermal facade with 10 cm thick Styrofoam combined with facade plaster (JUB System with a multi-year warranty) provides a high level of energy efficiency, significantly saving energy for heating and cooling the apartments.

The exterior joinery is made of PVC with five-chamber Rehau/Aluplast profiles, ensuring excellent thermal and sound insulation.

All windows and balcony doors will include built-in aluminum shutters, and windows will feature mosquito nets.

Entrance doors are made of Thermo Aluminum with three locking points and a modern design panel.

Interior doors are made of painted MDF in white.

Heating is gas-based, with a condensing boiler of the Aristom brand (or similar) and a central underfloor heating system for each apartment. The gas boilers also provide hot water.

Multilayer oak parquet (Tarket) will add a special warmth to your new home.

Imported tiles are of high quality and modern design from a renowned manufacturer (to be selected during the construction phase).

Grohe built-in toilet systems on the ground floor and upper floor, as well as Hetz built-in faucets and bathroom vanity faucets.

Electrical accessories include the Aling Conel Experience modular program for switches and sockets, while Schneider Electric equipment is used for electrical installations.

Each apartment includes two bathrooms equipped with a walk-in shower featuring underfloor heating and a custom-made glass partition (fittings in black color).

The intermediate ceiling, as well as the slab above the upper floor, are constructed using the Fert slab system.

The roof is a single-pitched design, concealed by a parapet wall on three sides.

The wooden roof structure includes thermal insulation made of 10 cm mineral wool placed over the roof slab.

Each apartment is independent in terms of utility infrastructure, with its own water meter, electricity meter, and gas connection.

Location

The Detailed Regulation Plan for the Šumice neighborhood in Novi Sad covers an area with a favorable position in the city’s traffic network, anchored by main city roads – the urban thoroughfare (existing extension of Europe Boulevard) and Sentandrejski Road.

It is located 7 km from the city center, offering the advantage of good traffic connections to multiple parts of the city.

In the immediate vicinity, there are: Dušan Radović Elementary School – Velebitska Street (1.3 km), preschools – Orahova Street (1.2 km), Health Center, Sports Center “Slana Bara” with an indoor swimming pool and gym, Orthodox Church, pharmacies, market, post office, shops, supermarkets, and the BIG Shopping Center.
